General Contractor – How to Choose the Right One

September 20th, 2010

Whether adding on your current house, building a brand new one or just beginning a home improvement task, it is so important to choose the right person to be the general contractor for the project. As the overseer of every different part of the work, you need to have an open working relationship and be able to easily communicate with each other. Making the right decision here can lead to less stress and worry throughout the course of the build.

Research

Begin your search for a local general contractor. Most people want to find a person who is licensed in his particular field and has some type of insurance in case of an accident or problem with the work. This protects you, the homeowner in the event that some unforeseen problem arises.

Ask friends and family if they know of anyone in this industry that has done good work. Typically, if people are satisfied with the job someone has done on their home, they will be glad to share the contact information with other people. This type of “word of mouth” advertising adds credibility and gives you a good idea of what type of person you are hiring.

Set Up A Meeting

Call each potential person that you are interested in as a general contractor for your project and make an appointment to meet with them about all of the details and costs. While you can speak on the phone about these kinds of things, sometimes it helps to sit down face to face and discuss the plans. During this meeting, ask about cost of his services, experience on this specific type of projects and any problems that he may see before the work begins.

Also, don’t be afraid to conduct the meeting like a job interview, asking for references as well as specific examples of jobs done in the past. This is an interview to find the right person for the job in your home and you want to choose the best candidate. An already established company may already have this information available on their website or advertisements.

Compare the Candidates

After speaking to several potential general contractors, sort out which one will work best for you. You can look at the cost estimate that each provided to give you an idea of which will be affordable. However, you don’t want that to be the only factor you consider when making this choice. Did any of them come highly recommended? Is one of them an expert on your type of renovation or building project? Was there one person that was easier to communicate with during the meeting? Look at each part of their resume and interview and decide which general contractor will be the best person for the job.

When you have decided, be sure to call each person back to let them know about your decision. Then, move on to the next step of your plan and begin to get everything ready for the project to begin.

Home Security – How to Prevent Intruders

September 19th, 2010

A home alarm system can certainly alert you and the local authorities that an intruder is attempting to break into your home.   This same alarm will hopefully scare off the intruder; never to return.   However, there are a handful of other measures to take to prevent intruders regardless of whether you have a home alarm system installed or not.

  • It seems obvious, but it can’t hurt to re-state the importance of locking your doors when you leave your home or go to bed at night. Even if you live in what you would consider a “safe area”, you just never know.
  • Avoid keeping spare keys under mats, on top of door frames, in planters, or in your mailbox. These are the first places an intruder might look.   Find a more secure hiding spot or better yet give to a neighbor to hang on to for you.
  • Store in a shed or the garage ladders or outdoor furniture that can be used to access top floor windows. Intruders know that often second floor windows are left unlocked and if it is easy to get up to them, they will.
  • Keep the shrubbery and trees along the foundation of your home cut short and thinned. Make it so not one bush can be used to hide a person easily.
  • Organize a neighborhood watch program in your community. These programs can make a significant impact on reducing crime and fear in your area.

Before heading on an extended trip, there are steps to take to secure your home and its belongings while you are gone.  The key is to make your home look as if it is occupied and give away no clues to the fact you have been away and might be for a while.

  • Be careful not to advertise that you will be out of town. Many people post on social networking sites their every move. Updating your status with “leaving for vacation now” is just the invitation a thief wants.
  • Ask neighbors or relatives to watch your house while you are gone. See if your local police department will also keep an eye on your home.
  • Stop mail and newspaper delivery or have a neighbor take it in every day. Have that same neighbor bring in any packages that may arrive when you are gone. Leaving a delivery outside of your garage for days is a dead giveaway that nobody is home.
  • Arrange to have your lawn mowed or snow shoveled if needed.
  • Install a handful of self-timers on lamps to turn on at dusk and off at bedtime. Make sure to stagger the times the lamps go on and off.   All the lights going on at the same time is obvious to anybody watching your home.   Also install timers on televisions or radios to turn on and off at different times each day.
  • Turn the ringer down on your telephone if it can be heard from the outside.
  • Have a neighbor, relative, or friend change the positions of your window treatments each day.   Preferably mimic the pattern you regularly make when you are home; open during the day, closed at night.

Once you have implemented these tricks, you may want to consider installing a wireless home security alarm system. Many of these systems are DIY projects that you can complete in a weekend.  Come visit our guide about wireless burglar alarms, home monitoring systems, home security companies, and much more.

Tips for Applying Stain and Finish to Your Woodworking Projects

September 18th, 2010

Here are some useful tips regarding the staining and applying the finishing coats on your woodworking projects.

Allow a day or so for the dust to settle after you have been sanding. If your workshop has any type of dust removal or air cleaner be sure they are turned on while sanding and when applying your finishing coats.

Remove any dust that may be on your woodworking project prior to staining it. You can use a vacuum cleaner to accomplish this or use a tack cloth. The tack cloth generally will do a better job of removing most of the dust.

Protect your hands from a long clean up! Get some decent gloves that you can wear and then throw away when finished.

Cover the work area and floor with plastic to protect them from those accidental spills and drips.

Stain is usually best applied with a high quality foam brush.

Let the stain penetrate for about 45 minutes and the using a lint free cloth wipe it off. This will help give the wood a uniform color.

Allow the stain to dry for a day and then apply a second coat. Rub this coat off after about 30 minutes. This will give the project a richer finish.

After allowing the second coat to dry to a day you may apply a third coat depending on the color you want to achieve.

Let the stain on your woodworking project dry for several days. It should be completely dry before applying the finishing coat.

Take your vacuum cleaner or tack cloth and again remove any dust that may have settled on your project.

Apply your fast drying polyurethane using a foam brush. I usually use MinWax which takes about four hours to dry. Always brush in one direction. Make very light strokes down the entire length of the project. Make sure the polyurethane is not drying while you are applying it to your project. You will usually need two coats.

Now wait three days and apply a final finish. This will give your woodworking project an incredible professional look.

If you follow these steps carefully you will end up with an incredible looking item. So the next time you are ready to apply the final touches to your woodworking project try out this method I outlined above.

Window of Opportunity – Can Replacing These Help Sell Your Home?

September 17th, 2010

No matter how good the condition of your home, old, single panes and crumbling window frames can make it look outdated and unloved. The question is, can prospective buyers see beyond this, or should you install new windows if you want to sell your home?

New Versus Old: Will a Coat of Paint do the Trick?

There’s no doubt that you should do all you can to make your home as attractive as possible–make it look like a place in which others can envisage themselves living. Fitting new windows can certainly improve the curb appeal of your home, but so can a scrubbing brush and a coat of paint. So which option is best for you?

The answer depends very much on the condition of your windows. If they are in really bad condition, installing new ones could be essential in order to sell your home because buyers generally don’t want the stress or the additional cost of fitting new windows immediately. If yours are basically in good condition, simply cleaning them up and repairing any damage should be sufficient to make sure you’re not deterring buyers before they’ve even set foot in your home.

Will I Make My Money Back?

The short answer is, not entirely. The National Association of Realtors’ Cost vs. Value Report for 2008 shows that, in general, carrying out maintenance and minor upgrades to your home can offer a good level of payback, even in the face of reduced home prices in many U.S. cities. You can expect to recoup well over 75 percent of the cost of installing new wood or vinyl framed windows. Only siding and decking give a greater return for your money. Perhaps more importantly, new windows can provide you with a bargaining chip during price negotiations. Buyers expect the cost of repairs and improvements to be taken off the asking price, so give them one less imperfection to use against you.

Home Improvements – Changing Your Curb Appeal

September 17th, 2010

There are a lot of things that add value to hour house. As a new homeowner, you would want to get the most out of your investment, not to mention keep the value of your home as high as possible. The appearance of your home can greatly affect the value of it, which is why curb appeal is something that most homeowners obsess over. If you ask the local moving companies in your area, you will find that curb appeal is what drew most people to their current home.

Before you can start making changes to your house you need to put yourself in someone else’s shoes? The best time to do this is when your movers are still finishing your moving services. A great way to do that is to look at your home from as far up the street as possible. You should also take pictures of your home from different angles.

Gradually move towards the house making sure to take note of anything that may need cleaning or repair. Once you have a good collection of pictures make black and white copies of your pictures; most cellular phones and digital cameras give you the option of changing the color settings on your pictures. The black and white versions of the images will reveal any damages that may not be easy to see at first glance.

Once you know what needs to be taken care of, the first things on your to-do list should be: clean up and repair. Remember to look out for your windows and gutters that may also need repair. Some of the things you should look for include mold and mildew that may have built up on your home and walkways. You can easily get rid of mold and mildew by using white vinegar and hot water to power wash it away.

Keep it simple; sometimes people get carried away with decorations and landscaping. You should try to keep your yard as simple as possible. Garden statues and large shrubs can take away from the appeal of your home so unless it actually improves the overall look of your home you should not be too attached to it. A fresh coat of paint will always bring a home back to life so, if your paint is starting to peel or fade, you should get it repainted as soon as possible.

Remove any tree limbs that may be lying around and rake leaves regularly. Remember to do the same for your back yard, just because its not directly in front of the curb doesn’t mean it doesn’t affect the overall look of your home.

Simple changes like a new door knob or mail box will improve the look of your home. By making these simple changes to your home you can convince any passer by that its time to call their local moving companies to get the right movers and move right away.

Western Style Decoration

September 16th, 2010

Western themed décor has a comfortable, rich and inviting feel to it. Where you live doesn’t matter, big city or rural area, your living room can always be easily transformed. A home currently decorated in neutral tones can easily be brought to life by adding accessories. This article offers tips and ideas that will prove useful in giving your home a western flair that will challenge that of the old west.

The use of desert hues combined with leather an wood all provide authenticity for this type of décor.  Warming up a neutral room with rich, rustic colors and will help you to find that your room has more depth and intensity.

Add Southwestern Color
There are particular tones used in this style of décor which include cactus green, rust orange, adobe red and shades of yellow inspired by the sun. Add depth and warmth to the room by painting the walls in a muted orange or deep yellow shade if the furniture in the room is neutral. Accent rugs, ceramic pottery, throw pillows and other accessories liven up the room.   Tapestries can also be used in wall hangings and throw pillows as well.

Terra Cotta and Ceramics Add a Western Influence
Adding plenty of terra cotta and ceramics will enrich the look. Walls, floors or countertops should be placed with terra cotta tiles in mind Using boldly colored ceramic pots filled with cactus and other greenery is perfect in this style of décor. Another beautiful addition is containers decorated in a southwestern pattern.

Fabrics Add an Artistic Flair
Some of the appeal of western décor stems from the richly textured patterns included in this style of decorating. Use hand-woven fabrics with fringed edges for an extra touch. A focal point is for the room is good, and can easily be created by simply hanging a large tapestry decorated with desert scenes on the wall. A burst of color can be added by using textured and colorful throw over a neutral sofa.

The use of natural elements is excellent for the western home. Stone, wood, leather and metal all coalesce to create a mood that is comfortable, warm and eye-catching. If you have the means for buying a brown leather sofa or love seat you should do so. The western feel can be added to with the inclusion of tables constructed with rough woods. Distressed looking furniture is ideal; wrought iron also works perfectly.

If you are interested in adding a bit of the southwestern style to your room, turquoise accents will lend Native American appeal. Think about using throw pillows containing shades of turquoise for the sofa, or southwestern inspired throw rugs for a wooden floor.

Remember that the look of the Wild West draws from ceramics, natural textures and materials and colors inspired by the desert. Consider neutral toned slip covers if your furniture is the opposite of the style you need and cannot afford to refurnish the place. Slipcovers these days are often fitted in order to allow for neat and clean appearances. Embellish your home in the spirit of the west!

Search for an Appropriate AC Maintenance Contractor

September 15th, 2010

One of the most essential matters related to comfort of your house is properly working air conditioning, especially in the long summer heat mixed with dampness, which drives everyone crazy. You know the importance of having proper HVAC maintenance in Orlando, FL, in case you’ve never had a broken conditioner in the summer. Therefore, a trustworthy AC maintenance and AC repair contractor is a necessity for a quick, efficacious, and affordable repair or even the new AC installation.

Finding a diligent AC maintenance contractor is important for many reasons. First of all, you should ensure that the Orlando AC Services in your Orlando house will be performed thoroughly and safely for your entire family, because a bad installation or AC maintenance can be both hazardous and costly. As well, you should locate an HVAC maintenance contractor that would supply you with a fair quote for their services of AC repair in Orlando, which will be efficient enough to cool your house the best way. There are certain things you must keep in mind, while looking for an AC maintenance contractor, which will help you to find a proper contractor for your needs.

Look for AC maintenance contractors, who are virtually working for professional businesses. There are some companies that focus on the AC industry of Orlando. All of them have stringent rules and they demand their employees to be up to date with the development of the industry through constant education. You should look for ASHRAE (American Society of Heating, Refrigeration and Air Conditioning Engineers), AMSE (American Society of Mechanical Engineers), or ACCA (Air Conditioning Contractors Association) affiliation.

Interview the potential contractors only. Do it either in person or through the phone. It’s essential to ask appropriate questions. Here are a few examples of the things to ask during the interview:

• Try to learn if the contractor is secured by bonds and insured. Even if it us a private expert in AC repair of Orlando, the contractor should be properly insured to protect both of you;

• Ask them to grant the feedback from preceding clients. Ask for contact information of those that recently deployed AC maintenance services in Orlando. Afterwards, contact them and see what they think about the contractor’s services;

• Ask to provide you with a free online sample quote. A trustworthy AC maintenance contractor will be happy to provide with one for the upcoming project. The quote has to be categorized with each part accurately specified and distinctly estimated;

• Be very attentive to the things you’re asked about during the discussion of the job. The more specific their questions, the more accurately their quote will be. At least, they must ask you about the dimensions and size of your house, the amount of insulation you have, quantity and location of windows, and other related things;

• Ask if the contractor is a certified distributor for the AC installation units they supply. This is essential, because the certified sellers might frequently grant a better warranty straight from the manufacturer;

• Make certain to discuss the period for the work’s completion;

• Perform a research and review websites. Legal HVAC maintenance and repair contractors will usually either possess their own portals or have a detailed listing with an experts’ website. These things will provide data on the offered services, links to additional data and the contacts of the contractor. Ensure to clarify if all of the supplied info is precise and actual.

In the end, when you’ve cut your choice down to certain AC repair Orlando contractors, which you consider to perform accurate job, contact the BBB – Better Business Bureau – to check if there are any plaints about the contractor’s work. Don’t forget that a trustworthy AC maintenance contractor will want to make a written contract with you.

Africa – The Sleeping Giant In The Building Construction World

September 14th, 2010

As they say, necessity is the mother of invention. Now that Globalisation is here with us, Africans will need to up their game in construction methodology to meet the current demand. Issues such as population explosion, urbanisation, limited supply of materials, cost of labour etc should be addressed.

During the early times, labour was not a major hindrance since people could use slaves to build structures such as Fort Jesus. Currently, in the process of designing structures, the cost of labour has to be incorporated so as to enable the project to be viable.

STANDARDISATION

Africans should embrace new methods of construction used elsewhere in the world. The Building Code in Kenya should be open to enable other standards such as American standards which are highly developed when it comes to the use of Pre-Engineered Steel buildings. Its also high time someone came up with the African Standard no matter how far-fetched this may sound. Once research is done on African construction methods such as Adobe, timber structures, a standard can originate which will assist the rest of the world in making their choices.

ADOBE WALLING

Home grown solutions to construction that have been used here in Kenya for centuries can be revived to ease shortage of housing.

Adobe has been used in Kenya for centuries.Research should be done to commercialise the use of Adobe in construction. Currently, the Indian and Chinese are exporting cement-fibre boards for use as wall panels. If the Adobe technology is researched further, am sure someone enterprising enough will soon come up with a version similar to the cement-fibre boards and ease the cost of construction.
World-leading International multinationals in cement such as La Farge also started from the first step so its never too late.

CERAMICS

China and India are making good business exporting ceramic tiles to Kenya. Ceramic tiles are basically constructed from clay soil which we have in plenty here in Kenya.

Our ancestors have been making clay pots for several centuries now using Clay. Production of ceramic tiles is similar to the traditional method of baking clay pots. Therefore, if an enterprising Kenyan can come up with a method of commercial production of ceramics, we will not need to import this “Asian Soil” to Kenya.

THATCH ROOF

The most expensive roofing product in the market is the stone-coated steel tile-thatch roof-profile. This is sold in Kenya by companies such as South African Harvey Roofing Products, Australian Decra Space and Style, and Dura Roofing Tiles.

These roofing tile imitates thatch roof which we have been using for centuries here in Kenya. This is because thatch roof has the best aesthetic look and insulation. This is also another avenue that Africans can work on to improve on the supply of construction materials.

TEXTURED PAINT

The most expensive paint in the market at the moment is the Rough textured paint such as ‘Crown Ruff n Tuff’. Again this paint is expensive because it tries to capture the good looks of Adobe mud wall and also the superior insulation qualities of the Adobe mud walls.

The Adobe mud walls have been in use in Africa for Centuries. If we can work on improving this and manufacturing it for the Global market, then we will save a lot of foreign exchange and create employment.

Some factories in South Africa are manufacturing plastic imitations of thatch which is exported to the rest of the world. If we can put in some research, we can surely come up with a solution that is better than the existing imitations.

HARDWOOD DOORS & FURNITURE

The most expensive doors in the market at the moment are hand-curved hardwood doors. In Kenya, we have the magnificent Swahili doors. Again, it these are manufactured for export to the global market, then this will result in creation of jobs and revenues here in Africa.

In Kenya, we have very creative stick and wooden furniture that is traditional. This can be manufactured commercially for export. A good example is the Bamboo furniture sold at Ramboo, Mombasa Road, manufactured in South Africa and exported to Kenya.

FLOOR TILES

Imported slate-stone counter tops and floor tiles are very expensive. In Kenya we have Mazeras stone floor finishes which if well cut and polished, can be a major export for the Country. Therefore, its important to note that Africa has the potential to supply the world with unique construction material. All we need to do is to think outside the box and supply the world with unique construction products at a low cost.

This is a sleeping giant waiting to be awoken in this sector. Lets hope that the new constitution will awaken this giant.

A List of the Advantages of Solar Energy

September 13th, 2010

Almost all energy on planet Earth is solar energy.  The only other kinds of energy on our fair blue orb are gravity and the molten core of the planet itself.  Even the molten core could be solar energy if one subscribes to the theory that the planet is simply solar flotsam spewed out in a huge solar storm billions of years ago.  Gravity is the only form of energy that we can say definitively is not solar in nature.

“Gravity?” I can hear you asking.  Yes, gravity.  When water flows, it does so as a result of gravity.  When it flows through a hydroelectric turbine, gravity is being used to power your home.

Even the wind is, at the end of the day, solar in nature.  When the sun heats the atmosphere, it causes movement, the same way steam results from boiling water.  The movement in the atmosphere is wind.  Wind is solar.

Petroleum, natural gas and coal are essentially decayed organic matter.  Organic matter depends on the sun as the lowest levels of the food chain — plants — grow due to photosynthesis, which is why plants die in a dark closet.

So we have established that almost all available energy on this planet comes from the sun.  There is the first reason that solar energy is superior to “other” forms of energy: It exists in its base form.  We don’t have to wait millions of years for dinosaur bones to decay into sunlight.  Sunlight itself is the alpha.  Oil and its attendant problems are currently the omega, but that need not be.

We can harness solar energy immediately.  It is very simple to harness solar energy.  Have you ever opened the drapes on a sunny winter day to let the sunlight in, to enjoy its warmth?  You have harnessed solar energy.  It has not cost us a dime — which brings us to the second advantage of solar energy: It is cheap.  Even solar panels have become cheap in recent years.  If one considers the cost of cleaning up oil spills and the cost of global climate change (in the form of intensified weather events which are now undeniable on a global scale), solar power is indeed the cheapest form of energy in the world.

Another advantage of solar energy is that it is everywhere.  Even on a cloudy day, a massive amount of solar energy is hitting the ground.  Which brings us to the final advantage — solar energy is abundant.  Every single day, more energy from sunlight reaches the surface of our planet than will be burned in the entire history of all fossil fuels combined.  This is absolutely a scientific fact.  Look it up.  It works out to 12.2 trillion watt-hours of solar energy per square mile per year.  Multiply this by 198 million square miles on the surface of the earth.  This is a lot of energy.

The only thing left to do is to harness it on a massive scale.  It’s easier than digging for dwindling amounts of coal and oil and much easier and safer than sparking up “miniature suns” in solar power plants.

All-Clad Stainless Steel Cookware – What Makes It So Popular?

September 12th, 2010

When folks think about stainless steel cookware, All-Clad cookware may be the best model that comes to mind. It is one of the more popular brands of cookware, despite being probably the most expensive. Just one frying pan may cost a few hundred bucks. In spite of its prohibitive price, individuals who like to cook would prefer to spend money on All-Clad stainless steel cookware than any other cook set.

Originally designed for specialized chefs, All-Clad cookware is used in 4-star kitchens globally. Additionally, now it’s the major cookware line in the home market.

All-Clad cookware uses 18/10 stainless, which is the best there is. Each item has a mirror finish, making it the greatest in functionality and style. All-Clad pans and pots feature a 3-ply construction that can help to deliver warmth evenly. There is also stay-cool handles connected to the body of the cookware utilizing corrosion-free, stainless rivets. Some pieces have a non-stick finish coated on the stainless.

Stainless is the material of choice in All-Clad cookware because it is non-reactive. Contrary to aluminum, as an example, it does not react with acids. When you cook with a stainless steel pan, all you can taste is the food.

The superior heat conductivity of All-Clad cookware can be related to its heavy aluminum core at the bottom and extending up the sides of the pan. This aluminum core is sandwiched between the stainless cooking surface and the exterior layer in the bottom.

All-Clad cookware is well produced. Each piece is inspected at every stage of the making process. This is to sustain the high standard of every pan or pot. Handles are firmly riveted to the cookware’s body.

Looks and quality go together in All-Clad cookware. The exterior has a mirror finish and each piece is attractively styled yet perfectly practical. In addition, they feature a life time warranty against defects due to poor manufacturing or craftsmanship.

All-Clad offers stainless frying pans, sauté pans, sauce pans, stock pots, Dutch ovens, steamers, casserole pans, and much more. All of them come in different sizes. Such as, frying pan sizes very from 7 inches to 14 inches. Sauce pans are available in 1-quart size up to 4 quarts

The primary drawback of the cookware is its serious price. Also, All-Clad pots and pans are typically weightier than other brands. In spite of these downsides, All-Clad stainless steel cookware remains the all-time favorite of professional cooks and average people who just love to cook.
